Oceanfront · Dominican Republic
Where the lawn ends
at the Caribbean
2,883 m² of genuinely ocean-front land at Casa de Campo — not ocean-view, ocean-front.
The Distinction
Ocean-front is
a finite thing.
Most Caribbean listings that say "oceanfront" mean ocean-view. The difference is not marketing. An ocean-view lot can have something built in front of it. An ocean-front parcel owns the ground to the water, and no amount of money creates more of it.
At Costa Verde 3 the lawn runs from the terrace, past the 8th fairway of Teeth of the Dog, to the coral shoreline. There is no road between the house and the sea, no neighbouring build in the sightline, and the Caribbean fills the view from all 6 bedrooms.
The parcel is 2,883 m², confirmed by the registered cadastral survey — the Deslinde — which forms part of the listing pack.
01
Designed around
one sightline
The house is organized so the sea arrives immediately. Step through the front door and the view runs straight through the building — hall, salon, terrace, lawn, water — with nothing interrupting it.
It is a single level, so no room is a floor away from that view, and the louvered walls and slatted roofs pull the sea breeze through the whole plan rather than trapping it in one wing.
02
The water side
A long ocean-front pool, a poolhouse, a jacuzzi set into the stone terrace and a plunge pool beneath the palms. Behind them, lawns wide enough to seat a wedding of a few hundred people with the Caribbean as the backdrop.
The shoreline itself is the coral shelf the golf course is named for, so swimming happens in the pool or at Minitas Beach. What the coral gives instead is the sound — and the fact that nothing will ever be built on it.
Ocean-front — common questions
What is the difference between ocean-front and ocean-view?
Ocean-view means the sea is visible from the property. Ocean-front means the property's own land runs to the water, with nothing built between. The distinction matters commercially: ocean-front parcels are finite, cannot be created, and hold value differently from view lots that can be built out in front of. Costa Verde 3 is ocean-front.
How much ocean-front land does Costa Verde 3 have?
The registered parcel is 2,883 m² — about 31,033 square feet — of ocean-front land, confirmed by the cadastral survey that accompanies the listing. The lawn runs from the terrace past the 8th fairway of Teeth of the Dog to the shoreline.
Can you swim off the property?
The shoreline here is the coral shelf that gives Teeth of the Dog its name rather than a sand beach, so swimming happens in the villa's own ocean-front pool or at Minitas Beach, the resort's private beach a short drive away. Catalina and Saona islands are short boat trips from the marina.
Do all the bedrooms really face the sea?
Yes. All 6 bedrooms in the main residence have an ocean view, and several open directly onto the lawn or the pool terrace. The primary suite opens straight to the lawn and the water.
Are there many oceanfront villas for sale in the Dominican Republic?
Ocean-front stock exists across Punta Cana, Cap Cana, Casa de Campo and the north coast, but genuinely ocean-front parcels inside an established gated resort — with golf frontage, an events license and a rental history — are a much smaller set. That combination is what makes Costa Verde 3 unusual rather than simply expensive.
